Offer Description
We offer industrial land for sale in the new development phase of the Veľká Ida Industrial & Logistics Park, located approximately 12 km southwest of Košice city centre. This expansion builds on an established 41-hectare industrial park that is already home to more than 9 manufacturing companies and over 2,500 employees, including Oerlikon Balzers, Mubea, Steelcon, TS Automation, IEE Sensing, and GreenPharm.
The offering comprises 13.9 hectares of land with approved zoning permission, available in flexible plot sizes according to the purchaser's requirements. Parcels can range from approximately 1.2 ha up to the entire site. Two approved subdivision concepts have been prepared for the new phase, allowing either 5 larger plots or 8 smaller plots, while further consolidation or subdivision is also possible.
A key advantage of the location is its development readiness. All major utilities, including electricity, water, gas, sewage, and fibre-optic infrastructure, are already available directly at the site boundary, eliminating the need for costly off-site utility works. The park operates its own 110/22 kV substations, and the new phase has an allocated power capacity of 2 × 12.5 MW, with the possibility of expansion up to 50 MW. This level of available power is exceptional within the region and makes the site suitable for energy-intensive manufacturing and industrial operations.
The zoning plan permits a building coverage ratio of up to 50%, providing significantly greater development efficiency than comparable industrial sites in Košice, where coverage is often limited to around 40%.
Development costs are also lower than within the city limits. The municipality of Veľká Ida does not impose a development fee, whereas in Košice such fees can reach up to €50/m² of built-up area. For a production hall of 10,000 m², this represents a potential saving of up to €500,000 from the outset of the project.
