
Footfall in shopping centers is rising. Where does it pay to open a store today?

Shoppers are returning, sales are still catching up
Good news for anyone in retail: people are coming back to the stores. Footfall in centers managed by CBRE Slovakia rose 3% year on year. Tenant sales are keeping pace more slowly for now, a sign that consumers are spending more cautiously.

The best locations already come at a price
Quality space is proving its worth. Prime rent in shopping centers jumped 11% year on year to €78/m²/month, while retail parks held steady at €16/m²/month. For investors, the market remains reassuring: prime yield is unchanged at 6.50% for shopping centers and 6.75% for retail parks.
New supply is heading to retail parks and to the west
The second quarter added three new retail parks totaling roughly 12,000 m²: OPC Stropkov (4,600 m²), OC Klokan Chorvátsky Grob II (4,100 m²), and OC Point Detva (3,000 m²). Total retail park space in Slovakia has thus reached roughly 900,000 m².
By year-end, a further 56,000 m² will be added across 10 projects, with retail parks continuing to dominate construction. The largest concentration is in western Slovakia (Kolárovo, Nitra, Vráble, Galanta, Skalica), with further projects underway in Námestovo, Žilina, Svidník, and Prešov. That's where the most opportunities will be in the coming months.
