Flexible offices have become a sought-after element in the European office market. They offer companies easy and quick workplace setup, lower initial investment costs, and the ability to scale space according to need. This is shown by the latest analysis from the global real estate advisory company CBRE, which brings interesting findings.

Bratislava maintains stable growth in the area of flexible offices. It currently reaches around 40,000 m², representing approximately 2.3% of the city's modern office supply. Demand is concentrated mainly in the city's central administrative zone. Flexible offices have firmly established themselves in the European metropolises, with their monthly rent reaching more than €1,000 per workstation in some cities.

Flexible offices are gaining popularity, companies are most attracted by the absence of initial investment

According to a CBRE survey, companies are using flexible offices more and more. The average share of flexible spaces in companies' portfolios increased from 12% in 2024 to 21% in 2025. By 2027, it should reach approximately 29%.

The main reason for using flexible offices is avoiding initial investment costs (cited by 64% of the surveyed companies), followed by the need to address demand uncertainty (46%) and the use of flexible offices as a transitional environment (30%).

The biggest barriers to using flexible offices are considered by companies to be IT and security challenges (cited by 54% of the surveyed companies), as well as concerns about how such a type of workplace is perceived by the employees themselves (52%).

Bratislava: where are the most rentals and at what prices?

The most rentals of flexible offices in the last 5 years were realized in the city's central administrative zone, accounting for approximately three-quarters of all rentals (74%). The share in the outer city zone is 16%, in the city center 9%, while in the inner city zone, there are only 1%.

The highest rent was recorded in the central administrative zone, where prices range from €150 to €420 per workstation per month. The amount of rent varies depending on the location as follows:

  • Central administrative zone: €150–€420/workstation/month,
  • City center: €120–€350/workstation/month,
  • Inner city zone: €150–€350/workstation/month,
  • Peripheral city zone: €150–€250/workstation/month.

For comparison, in Prague, the highest monthly rents reach €450, in Warsaw €720, in Berlin and Munich €1,000, in Paris €1,750, and in London more than £2,000 (€1,850).

However, the growth in rent prices is a trend across Europe. In Berlin and Munich, an 11% year-on-year increase in the highest achievable rent in the best locations was recorded; the same increase was recorded in Warsaw. London recorded the most significant price growth, where rent increased by 23% year-on-year. Bratislava, on the other hand, recorded stable development; rent prices stagnated at €420 per workstation per month, which ranks it among the most accessible metropolises in Europe.

From the perspective of sectors, professional services (HR, accounting, consulting, etc.) lead in Bratislava over the last 5 years, accounting for 28% of the rental of flexible office spaces. IT and financial services (15%) and healthcare services (11%) also have a significant share in rentals.

Flexible offices in Europe continue to grow, and the price of rent is also increasing

Demand for flexible offices in Europe remains strong, although it no longer reaches the levels of the pre-2020 expansion period. In the first half of 2025, the volume of leased space was 23% lower than last year, but some markets – especially Amsterdam, Berlin, and Munich – recorded significant growth in activity. The overall share of flexible offices in the European market also slightly increased to 2.52%, with Amsterdam and Warsaw recording the fastest growth.
